What does the application and leasing process look like?

Applying at Story Sanford is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

How long does it take for an application to get approved?

Most applications are reviewed within 48-72 hours of submission. Our leasing team will contact you with a decision and any next steps.

What all do I need to apply?

To complete your application you will need:

  • A valid government-issued photo ID
  • Proof of income (see acceptable income sources below)
  • Application fee per person
  • Administrative Fee
What income is required to qualify?

Applicants must have a combined household income of at least 3 times the monthly rent. For example, for a $1,700 apartment, a minimum income of $5,100 per month is required.

What is acceptable proof of income?

We accept:

  • 2 months most recent pay stubs
  • Most recent tax returns (self-employed)
  • Official offer letter on employer letterhead
  • Bank statements from the last 2 months
What happens if I’m approved for an apartment but my roommate is not?

If one applicant is approved and another is not, depending on reason for denial, the application can possibly be approved with conditions of a one-month security deposit. Please contact our leasing office to discuss your options.

Do you offer short-term leases?

No. We do not offer short term leases at this time.

What lease terms are available?

We offer flexible lease terms ranging from 7 months to 15 months. Current available terms include 7, 8, 9, 10, 11, 12, 13, 14, and 15 months. Contact our leasing office for pricing by term length.

Is there a preferred employer program? If so, who are the preferred employers?

Yes. We offer discounts or incentives for the following employees: First Responders, Medical Field Workers, Law Enforcement, Military, and Educators. Contact our leasing team to learn more about your exclusive benefit.

What is the notice requirement to terminate my lease?

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

What is your move-in process?

On move-in day, you will meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Complete your inspection form within 48 hours.

What is your move-out process?

Before moving out please return all keys, garage remotes and ensure the home is in original condition]. Deposit processed within 30-45 days per state law.

Do you require a security deposit? How is it determined?

Yes, a security deposit is required starting at $300. Please contact the leasing office for more information on the deposit.

Is my security deposit fully refundable?

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

Do you require renter’s insurance?

Yes: All residents must maintain renter’s insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to move-in. We also offer coverage through Foxen.

What tour options are there?

We offer:

What times are available for tours?

Tours are available during leasing office hours:

What size apartments do you offer?

Story Sanford offers 1, 2, and 3-bedroom homes ranging from approximately 707 to 1,248 sq ft. Visit the Floor Plans page to explore all layouts.

What’s the difference between your floorplan options?

Our AS1 1-bed/1-bath floorplan complete with pantry and walk-in closet.
Our A1 1-bed/1-bath floorplan offers a screened in balcony.
Our A2 1-bed/1-bath floorplan offers a spacious living room and kitchen island.
Our B1 and B1C 2-bed/2-bath floorplans feature a spacious walk-in closet, screened in balcony, and built in linen shelves.

Will I be able to see the actual apartment that I will be renting?

Absolutely — we will do our best to show you your specific unit. We also offer tours of representative model and vacant homes. Your home will be freshly cleaned and move-in ready.

Which floorplans have the best natural light?

What is the typical ceiling height of your apartments?

Our apartments feature 9 foot ceilings throughout.

Do any of your floorplans have a den or home office space?

No, we unfortunately do not offer den or home office spaces in our homes.

What condition will my apartment be in at move-in?

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like-new or slightly worn condition. Please complete your move-in inspection within 48 hours.

Can I request a specific floor or location?

Absolutely! We will note your preferences such as balcony, top floor, lake view, etc. Our team will do their best to match your needs.

How long will the apartment I want be available?
What is the lease renewal process?

We will notify you approximately 75-90 days before your lease expiration with renewal options. To renew, select your preferred lease term and sign your lease through the resident portal.

How do I pay rent?
When is rent considered late?

Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 3rd.

What other fees am I responsible for?

In addition to monthly rent, residents are responsible for water/sewer (billed based on usage), trash, internet, pest control, pet fees/rent, renter’s insurance and any rentable items such as garages, reserved parking, and storage units.

Can I break my lease? If so, what are the stipulations?

Early termination is possible written notice. An early termination fee of 2 months rent will apply. Please review your lease or contact our office.

When/How should I set up my utilities?

We recommend setting up utilities at least 1 week before move-in:

  • Electricity: Florida Power & Light
  • Water/Sewer: Community Billed
  • Internet: Community Billed, provider is Whitesky
Is the community wired for high-speed internet?

Internet is included.

Who are the internet providers?

Internet service is available through Whitesky. Contact Whitesky at 1-800-611-9837 or support.whitesky.us/contact.

Is Wi-Fi available in common areas?

Complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.

Who do I set up electricity with?

Electricity is provided by Florida Power & Light. Contact them at 1-888-988-8249 or www.fpl.com. We recommend doing this at least 1 week before move-in.

Is maintenance offered?

Yes! Our professional maintenance team is available to assist. We offer standard maintenance Monday-Friday and emergency maintenance 24/7.

How do I submit a maintenance or service request?

Submit requests through the online resident portal, or call our leasing office at 321.371.7111. For emergencies, call 321.371.7111 and follow the prompts.

How long is the average maintenance request?

Standard requests are typically completed within 1-3 business days. Complex repairs may take longer — we will communicate any delays. Emergencies are prioritized.

Do you offer furnished or corporate apartments?

We do not offer furnished apartments, but our team can recommend local furniture rental services.

Do your apartments have in-home laundry?

All homes include a full-size washer and dryer.

What finishes and appliances come standard?

All homes at Story Sanford include:

  • Stainless steel refrigerator, range, dishwasher, microwave
  • Granite countertops
  • Hardwood-style plank flooring throughout
  • Tile backsplash

Do apartments have patios/balconies?

Can I have a grill on my patio/balcony?

Per fire safety regulations, no grills of any kind are not permitted on patios or balconies.

Can I sublet my apartment or put it on Airbnb?

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Can I paint my walls?

Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Can I have shelves, curtains, posters, etc.?

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

What smart home features are available? Are there USB outlets and modern electrical setups?

Residents are welcome to add compatible smart lighting only. The home must return to original condition at time of move-out.

We do not offer USB outlets.

What happens if something breaks in my apartment?

Submit a maintenance request through the resident portal or call 321.371.7111 as soon as possible. Our team will address it within 1-3 business days. For urgent issues such as a water leak or HVAC failure, call 321.371.7111 and follow the prompts.

What amenities does your community offer?

What are the clubhouse hours?

The clubhouse and fitness center are open 24/7 with key fob access.

Can I reserve the clubhouse for a private party/event? If so, is there a cost?

The clubhouse is available for private reservations. A reservation fee per hour plus a refundable deposit is required. Contact storysanford@liverangewater.com or call 321.371.7111 to book. Availability is first-come, first-served.

What are the pool hours?

The pool is open 7 days a week from 7:00 AM to sundown. Hours may be adjusted seasonally — check the resident portal or contact the office for updates.

Is the pool open all year?

Yes! The pool is open year-round, weather permitting.

Do you have outdoor spaces or green areas?

Yes! Story Sanford features a walking trail around our lake and a dog park available for all residents.

Do you have elevators?

Yes. Buildings 5 and 6 each have an elevator. If you have accessibility needs, please contact our leasing team.

What is the parking like?

Parking is first-come, first-served.

Do you offer reserved parking?

Reserved parking spots are offered for an additional monthly fee.

What if I have 2 cars or a car and a motorcycle?

Street parking is available first-come first-served throughout the community. Motorcycles are subject to vehicle count limits.

Does the community offer on-site recycling?

No, we do not offer on-site recycling at this time.

Where do I take my trash?

Trash is collected curbside on Monday, Tuesday, Thursday, Friday, and Saturday. Bins should be placed at the door by 5:00 PM and brought inside by 9:00 AM the following day.

Where do my packages get delivered?

Packages are delivered directly to your front door or to our designated Luxer One package room.

Are there additional storage options?

Storage units available for an additional monthly cost. Contact the leasing office for sizing and availability.

Is there somewhere for me to keep my bicycle secured?

Community bike racks are located throughout the community.

Are there quiet hours?

Yes. Quiet hours are 10:00 PM to 7:00 AM daily.

When will I get access to amenities after move-in?

You will have full access to all amenities beginning on your move-in date. Your key fob will be activated at your move-in appointment.

Are pets allowed?

Yes! We welcome pets at Story Sanford. We allow up to 2 pets per home. Breed and weight restrictions may apply — see our full pet policy.

What is your pet policy?

We welcome dogs, cats, fish, and birds:

  • Max pets: 2 per home
  • One-time pet fee per pet
  • Monthly pet rent per pet
  • Breed restrictions: Tosa Inu/Ken, American Bandogge, Cane Corso, Rottweiler, Doberman, Pit Bull, Bull Terrier, Staffordshire Terrier, Dogo Argentino, Boer Boel, Gull Dong, Basenji, Mastiff, Perro de Presa Canario, Fila Brasiliero, Wolf Hybrid, Caucasian Oucharka, Alaskan Malamutes, Kangal, German Shepard, Shepard, Chow, Spitz, Akita, Reptiles, Rabbits and Pot-Bellied Pigs. Mixed breeds containing these bloodlines are also prohibited.
  • Community responsibility: Residents must dispose of pet waste.

All pets must be registered. Screened through PetScreening.

Can I bring guests to the pool and other amenity areas?

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.

Is there guest parking?

Yes! Guests may use parking spaces. Please be mindful of neighbors and avoid blocking fire lanes.

How long can a guest stay with me?

Guests are welcome to stay for up to 14 consecutive without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
